The main structure, consists of reinforced
concrete with modern Q con panels that have excellent
light filtering and insulating properties. Surfaces
are covered with quality acrylic paint.
Walls, Both interior and exterior walls
are plastered and painted using high quality TOA
paint. The bathroom walls are tiled with Grade-A
8"X10" tiles.
Roof Terrace, The terraced roof is covered by
tensioned Fabric Shade Sails imported from Australia.
The flooring is made of Con wood giving a natural
look while remaining weather resistant. The roof
also features steel balustrades with timber or
steel handrails. There is a built-in "Sunrise
Bench" and a privacy screen.
Stairways, Stairways are made of reinforced
concrete treads with timber trim handrails.
Doors and Windows, Terrace doors are of aluminum
with a powder-coat finish and tinted glass. Windows
feature aluminum frames with a powder-coat finish
and tinted glass. The Main Entrance door is of
timber with imported hardware. Internal doors
have a solid timber frame with imported hardware
and a timber veneer.
Floors, Interior floors are covered with locally
manufactured Grade-A Sera terracotta tiles. Exterior
floors are of weather-resistant Con wood.
Ceilings, Living, Dining Room, Bedroom, ceilings
are made of Gypsum board with a paint finish and
concealed air-conditioning units. The Bathroom
and Kitchen ceilings are of moisture-resistant
Gypsum boards with a paint finish.
Kitchen, The Kitchen has a tiled floor with a
granite or equivalent worktop over a built-in
timber finish cupboards. It also features built-in
overhead cupboards with a stainless steel sink
and drainer. The kitchen equipment is Siemens,
Teka or equivalent. There are concealed instant
electric water heaters.
Bathrooms, The Bathroom comes with luxury sanitary
fixtures and fittings with concealed water heaters
and glazed clay wall tiles with framed mirrors.
Bedrooms and Dressing Rooms, Bedrooms feature
built-in wardrobes finished in timber or timber/rattan
panels, framed mirrors, cupboards and hanging
rails.
Air Conditioning, Quality, modern air conditioning
in all living, dining, bedroom and dressing areas
with fan-coil units concealed in ceiling bulkheads.
Electricity and Communications, All lighting
is built-in with dual power points in convenient
locations throughout the property. There are TV
outlet points at strategic locations in the living
room and bedrooms. Provision for Cable TV connection
for each unit as required. Living area and bedrooms
have direct telephone connections. Phone lines
are subject to availability from local authorities.
The units also feature fire alarms/detectors throughout.
There are individual electric meters for all units.
Common
Facilities:
Security, There are perimeter fences and integrated
landscape walling. The Waterfront also features
a manned guard station at the main entrance as
well as a manned beachfront guard station.
Drainage, An independent site and road drainage
system will follow natural water courses and is
engineered to minimize erosion and to harmonise
with the landscape. Sewage water will be treated
in individual systems and treated water will be
discharged to a public system.
Water Supply, Underground tanks contain at least
24-hour's water storage capacity for both domestic
and common usage. Water is filtered and distributed
via a pressurized system. There are individual
water meters for each unit.
Fire Protection, Hose bibs are located throughout
the property and are augmented by dry chemical
extinguishers. A fully automated smoke detection
system is used throughout the units in addition
to fire alarms, fire extinguishers and emergency
lighting throughout common areas.
Electricity, The Waterfront features a surface-mounted
transformer and switch cabinets to supply domestic
power to each unit as well as underground reticulation.
Standby power will be available for essential
services in common areas and property lighting.
Plants and trees will be high lit throughout the
property.
Parking, There is car parking space for residents
and visitors at under ground level of basement
in the project. Spaces are not reserved except
for management and essential services.
Reception and Offices, A covered reception area
and administrative offices will provide check-in/out
services and for the general management of the
properties.
Swimming Pool, A communal swimming pool
will lie adjacent to the beach.
Lightning Protection, Lightning protection is
provided in accordance with International standards.
